I subscribe to a service where I can update you within hours of a listing being placed into the Multiple Listing Service. Basically, I input the specific criteria that my clients request, and then the service searches regularly for me while I am even out of the office showing property, and it will e-mail me and you as soon as a new listing that we haven’t seen is located. So in a sense, I am searching the MLS 24/7 for my clients.
After I generate a template, I receive an update every time that a reasonable model match to that home either comes on the market or closes escrow. After I receive the update, I will e-mail on the results to you. The benefit to you is that no longer will you have to wait for a Realtor to mail you a just listed or just sold card, nor will you have to watch the papers, call a bunch of agents or sneak up onto your neighbors lawn to steal a flyer!
